eviction; deprivation of possetion

eviction = the dispossession of a tenant of a leased property by force or esp. by legal process (Merriam Webster's Dictionary of Law).

"evict" é o particípio passado de "evincere", recuperar a propriedade por meio de um processo judicial.

This would be "constructive eviction". "Evicted" means, literally, "vencido". If someone buys a property but later finds out that the seller was not the actual owner, in the course of a lawsuit filed by the real owner, you have eviction. Check it.
