Yeah, my client insists on "bridge credit facillity" to be consistent with what they've used in previous texts, so my hands are tied on that one.

Yes, appreciation in value is exactly what it's about. "Surplus value" seems clunky to me but "equity" seems vague. Damned if you do, damned if you don't.

NB it's a bridging rather than bridge facilty in the UK.

My own hunch again is that this is an 'appreciation in value' scenario and think that 'surplus value' is dictionary-driven/-drivel.

I believe that 'equity' is an Anglo-American weasel-word that has up to 5 different legal and financial meanings, inc. equity share capital, so no harm in a liberal sprinkling of the term.

Also I can't rule out 'overvaluation' vs. undervaluation or positive vs. negative goodwill in a trade context.

which would you argue is clearest?
I.e., when you're talking about a bridge credit facillity,

or B) the excess value of the old property

Gosh JurLex is pretty amazing, it looks like I might have to invest in it. . . I've been hemming and hawing because it's not my usual specialism, but it is incredibly helpful. . .
Too late for this particular job unfortunately, so I may have to bug you guys for another dilEMMA or two as I speed full steam ahead towards my deadline ;-) But it's good to learn, through this forum, just how spot-on JurLex is about many of these things, it's making me realise it will be worth investing in.

Homeowner Loans

Homeowner loans or popularly known as simply secured loans are long term loans that subject one’s home equity as collateral. This type of loan is commonly used for big expenses such as home renovation, vehicle purchase, or debt consolidation. Because of the typically high amount of money involved, this loan is repayable between one and twenty five years.
You may be able to borrow between £10,000 and £100,000 depending on your homeowner’s equity. Equity is defined as the homeowner’s total interest in the property as a result of the difference between the market value and any outstanding mortgage balance or secured debt against the property. Before your loan is approved, the lender will have to check for its real value, as well if there are any other loans secured against it. If there is, your interest rates can become higher.
Homeowner loans are also known as second mortgage. This is because the homeowner loan company is second in line to collect debt repayments, next to the mortgage company, should the borrower defaults that would end up in repossession and sale of the property.
